What kind of projects do you take on?

A small number of significant architecturally designed homes each year — projects with genuine scale and structural complexity. Smaller, simpler projects are usually better served by a good project builder, and we'd rather say so up front.

What is cost-plus, and why do you use it?

Cost-plus means you pay the actual recorded cost of the work plus an agreed margin — with supplier invoices made available and a full financial reconciliation every fortnight. Complex architectural homes don't suit a single fixed price: the uncertainty doesn't disappear, it just gets hidden in the number as contingency. Cost-plus explained.

Can any part of the project be fixed price?

Yes — defined structural components. Formcraft walls, basements and measurable concrete packages are fixed priced off around thirty years of estimating data, in two stages: an indicative structural price from substantially complete architectural drawings, then a fixed structural price once engineering is complete and coordinated. The project as a whole runs cost-plus.

What does lock-up include?

The main structure complete, including basements. The roof installed. Windows and glazed openings in. The building enclosed, substantially weatherproof and secure.

Do you deliver full completion, or only lock-up?

Both, depending on the project. Many clients take lock-up delivery and manage the internal fit-out directly with their own cabinetmakers, tilers, painters and flooring trades. Full completion remains available where the project suits it. Neither is the default — we work out the right scope together before anything is priced.

Do I need my own architect?

Either way works. We build with client-appointed architects, designers and engineers all the time. If you haven't appointed one, we can recommend trusted design partners suited to the project.

How many projects do you run at once?

Deliberately few — one or two significant projects at a time. It's what makes direct MD involvement real rather than rhetorical.

How soon can you start?

One or two significant projects at a time means the next start depends on the current project. Use the qualification form and we'll give you a straight answer on timing.
